WHISTLER

After 2 record months for sales in February and March with 114 sales each month, April was a little slower month with a total of 70 sales.

This decrease in the number of sales is partly due to the lack of inventory as we are still seeing some record breaking sale prices; and partly due to the closing of the mountain and the ‘circuit breaker’ which was discouraging travel.    However, we still a very busy month compared to April of last year when we only had 13 sales!

In April, the total of 70 sales broke down as follows:

30 sales under $1 million

13 Phase 1 condos and townhomes

 5 Phase 2 condos

 5 Quartershares

 5 Residential condos townhomes

 2 Employee townhomes

24 sales between $1 million and $2 million

13 Phase 1 condos and townhomes

  5 Residential condos and townhomes

  3 Duplexes

  2 Single Family Homes

  1 Vacant lot

10 sales between $2 million and $3 million

 4 Single family homes

3 Phase 1 condos and townhomes

 2 Residential townhomes

 1 Duplex

3 sales between $3 million and $5 million

2 Single family  homes

1 Four Seasons Private Residence

3 sales over $5 million

2 Single family homes

1 Phase 1 townhome

In PEMBERTON, we had a total of 40 sales: 14 vacant lots, 10 single family homes, 9 townhomes, 4 homes on acreage and 3 condos.   So we can expect to see a lot of new construction this year!

There are now a total of 188 listings in Whistler (all types of properties including timeshares and parking stalls) and a total of 45 listings in Pemberton – a very low level of inventory in both Whistler and Pemberton.

The statistics attached show the total dollar volume of sales and number of sales in each category - chalets (single family homes), condominiums, Phase 1 condos, Phase 2 condos, duplexes, shared ownership, town-homes and vacant lots.  It also has the total of all of these categories.  This includes all sales reported by all of the real estate companies in Whistler.

It was a great honour this month to be awarded the prestigious RE/MAX Circle of Legends award which recognizes successful agents, based on sales volume and having completed 10 years of service with the company.   I have been with Sea to Sky Real Estate for over 30 years but we have been a RE/MAX franchise for just over 10 years.   Since its inception in 2001, the Circle of Legends Award has been achieved by less than half of one percent of all active agents in the RE/MAX network.   In British Columbia, there have only been 5 recipients and I am now #6.
